Why Do Agents Always Ask for Money Before You Even See the House?
By Emmanuel Ihejiamaizu • 2/10/2026
Tired of paying "inspection fees" for houses that look nothing like the pictures? We dive into why Nigerian agents demand money upfront and how HomXe is changing the game for house hunters.
If you have ever searched for an apartment in Lagos, Abuja, or Port Harcourt, you know the drill. You see a beautiful house online, call the agent, and the first thing they say is, "Oga, you go pay 5k for inspection fee first."
It feels like a scam, right? You haven’t even checked whether the toilet flushes or whether the roof leaks, yet you are already spending money. Here is the truth about why this happens and what it means for you.
Why Agents Charge Before the Visit
- Transport and "Pure Water" Money: Many agents do not have fixed salaries. They rely on these small fees to cover their fuel or transport costs to move from one property to another all day.
- Sieving the "Serious" Clients: Agents claim they deal with many "window shoppers" who just want to look at houses with no intention of paying. They use the fee to make sure you are serious about renting.
- The Middleman Chain: Sometimes, the person you call is not the direct agent. They might be a "sub-agent" who needs to pay the main guy to get the keys.
The Problem With This System
The issue is that these fees add up fast. If you visit ten houses in a week, you might spend ₦30,000 to ₦50,000 just on inspection fees alone, with no guarantee that you will like any of the houses. Even worse, some agents intentionally show you bad houses just to collect the fee and move to the next person.
At HomXe, we believe you shouldn't have to go broke just to find a place to live. We are working to bring transparency to the Nigerian housing market.
House hunting is stressful enough. You shouldn't have to pay for the "privilege" of being disappointed.
